Case Study 1

Client
D wanted to purchase a commercial property for £300,000 with existing tenants. D also wanted to use part of the property for his own company. D had set up a SIPPS and intended to put the new property inside the SIPPS.

MMCFB
MMCFB Liaised with the SIPPS provider and the Financial Adviser. We found a lending facility for 75% of the purchase price. We also advised on how best to arrange the leases so as not to infringe on the rules of the SIPPS.


Case Study 2

Client
M & J wanted to purchase a property next door and attached to their home. They intended to change the 'new' property into a Bed and Breakfast and re-order the land to match the properties. The two principle reasons for the purchase were - there was a marriage value of the properties of £200,000. - there was development potential for two houses on the land if it was re-ordered. M & J's main problem was that they did not have a large enough deposit for any of the schemes.

MMCFB found a lender who was willing to i) finance 100% of the purchase of the 'new' property by taking a charge over both properties, and ii) fund the development of both the 2 houses.

At the end of the scheme the new build properties were sold to repay the cost of the original mortgages, releasing the charge over their home.


Case Study 3

Client
D & M wanted to purchase a bungalow which sat in a prime development site. They did not want to live in the property at any stage. They intended to remove the bungalow and to build 4 houses and a small block of flats.

After the completion of the site, the clients wanted to rent all of the properties on Assured Shorthold Tenancies.

MMCFB re-financed the whole site with one lender on buy-to-let mortgages, releasing capital to D & M for their next project, but keeping their site for future income and capital growth potential.


Case Study 4

Client
T & P own a small property development company. They wanted to buy a commercial building, change the use to residential and convert the single property to 3 flats.

MMCFB arranged financing for the purchase and development through a bank. At the end of the project MMCFB helped T & P to find suitable financing for releasing capital from this project to fund their next scheme. They decided to let the 3 flats out and so suitable lending was found to allow letting of each flat.


Case Study 5

Client
JS owned a portfolio of 14 buy to let properties. He had conservatively valued them at £2.5 million. He had 14 separate mortgages with various lenders on the portfolio, and owed about 40% of the present value of the portfolio.

JS wanted to find one lender for the whole portfolio, a lender who would give him a 'fighting fund' for future purchases and would have banking facilities too.

MMCFB introduced JS to a lender who took on each mortgage and gave JS banking facilities, a drawdown of up to 70% loan to value (even though he had only expected 60%) and monthly breakdown of accounts, balances and net position.

JS used the fighting fund to negotiate keen prices and quick exchange of new properties. He also intends to use it for auction purchase and property development.


Case Study 6

Client
N ran a small business. He needed to purchase a new computer system and software. The cost was £20,000 and he did not want to lose this from his company's cashflow.

MMCFB helped N find suitable financing for both the system and the software. The lender and N's accountant liaised to ensure that the most efficient route was taken. N's company therefore leased the equipment.


Case Study 7

Client
B's Company were having difficulty with their factoring company. They banked with the same institution and found that having all of their affairs at the same bank prejudiced their business.
